To protect both of us from the liability potential in a real estate transaction, we always provide all of the fiduciary duties owed to a client. If we were to just sell the MLS listing, a yard sign and brochures, we would be assuming significant personal liability as the listing agent of record if a transaction turns bad and ends in a difficult lawsuit. Our experience is that even the smoothest looking transactions can become onerous. All that said, we can assume more responsibilty for you at a much more reasonable price than any other real estate broker. Contact us if you would like to explore your FSBO alternatives. (1) Limited Service Real Estate: There are many FOR SALE BY OWNER providers. You can find them in abundance on the web. Some are licensed brokers; most are not. You can buy an MLS listing (or a posting on a FSBO website), yard sign, flyers and instructions on how to do it yourself. Prices for these commodities are minimal. Some even advertise that you can talk to a genuine licensed real estate agent on the telephone for an extra fee. Brokers offering these services are betting on the averages that most FSBO's convert to full service and pay a broker commission.
